> imotrack is cloud-based rental management software for private real-estate investors with 1 to 25 properties in Spain, residents and non-residents alike. It brings rent collection, expenses, tenants, leases and Spanish income tax together in a web app and an iOS app.

Core functions:
- Rent tracking: mark each rent as paid and see late payments at a glance.
- Expenses: capture an invoice by photo or email forwarding; AI reads the amount, date and category and files it under the right property.
- Leases and tenants: upload a lease PDF and AI extracts the tenant, dates, rent and deposit; reminders arrive before each end date and extensions are tracked.
- Rental types: long-term, room-by-room, mid-term and holiday lets, with per-room leases and shared costs split between tenants.
- Returns: mortgages split into interest and principal, with gross, net and cash-on-cash return per property.
- Tax: deductible expenses, depreciation and reductions tracked all year, with a Modelo 100 or Modelo 210 summary for the tax adviser.

Existing spreadsheets can be imported. Support is available by email, chat and an online knowledge base, in Spanish, English and French.
