Realpage makes it easy
I work as an assistant property manager who uses realpage to check our pricing every day.
Pros
It is simple to log in every day and check our pricing and renewal information every month.
Cons
If the software is down or is not updating with our other systems such as yardi. It can cause confusion between the pricing.

RealPage is a B+
It doesn't take long to learn any of the RealPage software. I have used OneSite and OnSite for their property management software. I also used AIRM and Yieldstar for daily pricing. Once you spend a few weeks working with their products, they are very easy to use.
Pros
It was user-friendly and they were constantly updating the application to improve their product.
Cons
Although I love that they are constantly trying to improve, constant changes were kind of irritating. I wish they would at least have calls or short videos to walk through the changes they made.

RealPage Realness
My overall experience with RealPage was mediocre. It does have a lot of really good features and integrates with a lot of other products but learning it was not as easy as other products.
Pros
The help center was my favorite thing about RealPage. While learning to use the system it was wonderful to be able to navigate to the help center to get all my questions answered.
Cons
RealPage was one of the more confusing programs to learn. Once you've learned how to do something it gets easier, but it wasn't as user friendly as other similar products.

Great Leasing Tool
Pros
Great option for apartments to keep track of all tenants. Super easy integration to send files to collections for over due accounts.

Hard to get in contact with customer service.

RealPage is user friendly
as a property manager, it was imperative to have a program that would integrate with other programs we used. realpage was spot on.

It's alright if you are required
Not great - I've found that it is generally more difficult than it feels like it should be to complete routine tasks in Real Page. The user interface is not really as polished as other comparable software, and it's harder to navigate through the system. A few of the modules do not allow you to use the back arrows for navigation, which is really frustrating when working onsite. The vendor credentialing platform and process has been really difficult for most team members to navigate, both in practical use, when reaching out for support, and for our vendors. It is also very difficult to navigate the resource library, and I found that trying to teach myself how to complete tasks was pretty much impossible. For invoicing, the customer service review of invoices is so frustrating that I kind of gave up with trying so hard to make it easier. Comments on invoices are ignored, there is a general (repeated) refusal for their teams to utilize data that is within the system to independently resolve issues, and they do not take comments into consideration for overall vendor clarification. It's so frustrating, and a waste of my time, to have to input the same exact comment every single time I upload invoices. It causes delays that shouldn't happen, and it's just far harder than it should be. I've never had a vendor that has a positive experience getting set up in Vendor Credentialing, and they often cannot get the assistance they need via customer support unless one of our team members does a 3 way call with them, which is unnecessary.
Pros
The colors I guess :/ I don't really have anything that I like about the system. I don't like to leave it as that because it seems like a cop-out, but I truly cannot think of a feature that is in RealPage that I even remotely like or prefer based on my experience with other softwares.
Cons
Everything is more difficult than it should be, navigating the resource library or the platform itself is also difficult, customer service interactions have not been helpful in my experience, vendors do not have positive experiences, and the invoice process includes far too many steps than are helpful or necessary.

The only thing they are good at is Selling you...
I feel like I hitched my wagon to a 2 legged-mule. The sales team has no ethics. We were flat lied to. We were told training was FREE only to find out we had to pay $150 an hour for training that turned out to be factually incorrect (thus, all the corrections we had to make, as mentioned above).
For a software package that has an accounting function built in, it is in no way intuitive as to how to pull data (i.e. Balance Sheet and Income Statement). Customer service is like leaving a baby in the woods. I will say they do get back to you, but with very little helpful advice on how to fix things. These people care about one thing, and it sure as hell isn't having a satisfied customer. They represent everything that is wrong in business, that lack ethics, they lack character, and they should be absolutely ashamed of what they do and how they do it.
Pros
Honestly, I am so tainted by all the negatives, it's really difficult to try to come up with something positive. With a gun to my head, I'd have to say I'm nearly always able to log in (sometimes that's not the case though)
Cons
The rollout was absolutely pathetic. They migrated all of our accounting data over in the middle of the month, which created a cascade of accounting errors which had to be fixed manually. The rollout team was pleasant, but inadequately trained. They gave us advice which was 100% backwards, which we then had to undo, then redo the correct way.
The reports are a joke. The search function is a joke. The training is about useless. "Oh, you have a question? Cool, well did you watch this 27 minute 'training' video which talks about 313 useless things before it gets to the topic you needed?"

Expensive and missing some expected features
15 years ago it was good for the times, not so much today. There are better options.
Pros
Relatively easy to use, offers a decent amount of canned training data, great if you are not accustomed to robust reports and customization
Cons
This software should be capable of texting all tenants at a property simultaneously, but you cannot.
The canned reports are lacking and you have to pay extra for the reports you really want if you are already familiar with what software should provide. Customer service is terrible and time consuming; they bounce you around to foreigners that seem unfamiliar with the software. The price is too high and the a la carte pricing is pitched as a positive but it is not. You have to have a relatively high unit count to even use their software.

Where's Entrata When You Need It?
RealPage is a below average-to-average quality Property Management Software (PMS). The overall quality is equal to the cost, which is not much. I'd recommend this software for companies who are looking to expand for the first time. After a certain point, you will need something better, and less clunky.
Pros
RealPage has a lot of well formatted bulk settings. This enables property management workers at larger sites an easier way to complete daily, weekly, and monthly tasks quickly.
Cons
RealPage is overly compartmentalized. Whil creating a category for everything is a great function, if you manage multiple properties, you will have to select each property individually to access the information of the residents at that site. The issue is that directly competes with their best features - bulk settings.

Love the software, customer service and solution solving made us change
Use Rent Roll when it was DOS based, fought my company for 10 years! to get the software, due to continued issues had to change to new software after 5 years and take the entire company through new software set up and training!
Pros
Easy to use/easy to learn and good software. Long term Rent Roll DOS based user, did not want any other software and fought hard to convince my company and property owners Onesite was the way to go.....
Cons
Many many issues, hidden add on costs not explained thoroughly at time of purchase, new sales reps, new reps for each module at a minimum every quarter. Issues resolved with prior reps not communicated and had to start over. on one item resolved a minimum of 10 times ALL with new reps.

switched to Entrata after learning what was missing
overall it was not a good experience and the reason we no longer use them is that some issues we were having almost cost us a multi-million dollar deal. When we used it, I didn't realize everything we were missing until we switched to another product
Pros
fairly intuitive software even with limited capabilities. Reports were generally accurate and clea and easy to generate. Resident management and ledgers were easy to follow and train.
Cons
I used it a few years ago and after switching to a newer software my eyes were opened to the flaws with Realpage. Functionality was extremely limited and the system worked best on only internet explorer. You couldn't use multiple tabs which made some projects very difficult and time-consuming. The interface looked dated and if you ever had any issues, customer support was almost non-existent and you were left to fend for yourself. Overall the system is just 5-10 years behind other competitors.

OneSite: It covers all the basics
This is a great choice for properties who need flexibility with rentable items, lease terms, and lots of foot traffic. This is a bad choice for properties that allow lease assignment or reletting. Also, properties with a lot of online traffic might have better results using a third-party lead managing software!
Pros
Search functionality is great, best I've ever used! A report for almost anything you can think of. The functionality for each account individual account is great.
Cons
Packet management is clunky and buggy at times. There is no way to merge accounts, and each account has SEPARATE 'prospect' and 'applicant/resident' portion. Follow ups are confusing and counter-intuitive. The resident interface is dated.

Needs improvements, but does a decent job
Pros
All in one system/Integration of items- (ie: service request, applications, make the ready board.)
Ease of creating prospect information, DocuSign integration for lease signing is great
Cons
Lag in processing from task to task, always seems to freeze and we have to close out and re-launch, inability to multitask deleting of application when signed through Onesite via Docusign, the separation of the application and resident log in's makes things very difficult at times.

Pros
The system is very simple to use. The system provides all the reports needed for productivity in a residential property and helping manage all units.

New OneSite User
Overall I am very happy with my OneSite experience. It was very easy to learn and navigate.
Pros
After using Yardi for more than a decade, I was nervous to learn a new program. OneSite has been a breeze! My absolute favorite feature is the ability to customize my 'Today' page. As my role in the company has changed, so has my need for at-a-glance information.
Cons
Rent posting is a little slower than with other software I've used. I get slowed down having to enter each apartment number. Having all current residents pull up numerically, by apartment number, is easier to enter everything quickly.

My favorite over other options
Overall, one of my favorite software available. A little costly for customization of reports that I think should be standard.
Pros
Reporting was convenient (though sometimes a little slow) and I loved the , recurring work order feature. I also felt interfacing with certain data services was very good.
Cons
Purchasing control and make ready scheduling doesn't interface ( or interface well) with service providers or suppliers.

Onesite was an overall good operating system, but wasn't always the most user friendly service.
Overall I enjoyed using Onesite. While it would not be my first recommendation, I still felt it was organized well to gather needed data for weekly reporting.
Pros
-Everything you need for reporting financials, tracking leasing statistics & other operations was in one place.

Pros
most functions are easy to use and user friendly - lots of helpful reports to choose from. I don't have experience with any other leasing software, but from what I have heard of the others, this one is much easier to use

occasionally glitchy, but typically gets corrected quickly. facilities options are a bit confusing when trying to add items, etc.

Great management software for site personnel
Great product for the price. Differently my #2 management software.
Pros
Easy to use software. Very similar to most others with requards to application, move-in and move-out features. Love the notes option for delinquencies.
Cons
Not being able to drill into actions like receivables and expenses makes the software slower when trying to find the answers fast.

OneSite is one of the better systems out there
Pros
It has a lot of great features and details that can be recorded and easily found for units and residents. Also nice to have many of the daily tasks in one system versus using multiple softwares.also customizable which was important for us!
Cons
It is pricey so a definite investment. Also there is a learning curve but once you know it, it is great! A small note -My boss thought the font was too small.

I like numbers so I like the fact that once you put an apartment number into the system it generates that apartment up to view.
Cons
I do not like that you can add no attachments. This is hard for when you need to go to two different places to look for what you need.

Document management using Real Page
RealPage products are excellent and very user friendly.
Pros
This software is very customizable to whatever your needs are. So it is a blank canvas essentially that you can decide what information you want to bring in for your documents.
Cons
The hardest part of using this software is figuring out how you are going to use the software and what is best for your company. I spoke to many companies that have used this product to get guidance on how they developed their doc management system just to make sure I was going about it correctly. Hopefully they have made some changes so there is more training on "how to".
