Managing tenants and properties.
It is very useful platform to avoid any move and forth in managing the properties for reselling, renting or for lease as well. Everything related to that can be done on one platform effectively.
Pros
1. Absolutely perfect for small businesses with great cost.
2. Managing rents and properties are not a big deal now. Taking rents online through app is safe and hassle free.
3. Giving rent reciepts and invoice generation is also a quick job to done.
4. Managing and checking properties availability is quick and easy.
Cons
1. Customization in the platform is very limited and restricted.
2. Little bit issues in performance while paying or receiving rents.
3. Customer support is very less knowledagble and not much helpful.

Reduced Stress!
Pays for itself! People would drop off a check and "conveniently forget" the late fees. They can't argue with the time stamp on their payments- late fees collected has increased.
Pros
It has greatly streamline my processes and improved interaction with tenants.
Cons
Deposit email only lists the tenant NAME and not what building/unit they are in. Have sent request to tech staff and they said it was a good idea and they would work on it. Has only been a few weeks.

TenantCloud
Not so great. Many issues would arise and it would take weeks or months to get a response.
Pros
The original pricing structure and online convenience.
Cons
Policy changes while actively in use forcing adoption of new platform.
Response from TenantCloud
Hi Michael,
Thank you for your candid feedback. We truly appreciate your support.
For many years (roughly 6-7), we did not increase our pricing or change our plans while continuing to introduce exciting new features, many based on user feedback.
However, as we grew and aimed to improve service quality, it became necessary to adjust our plans to better meet user needs.
I understand that changes in pricing can be frustrating. Your experience matters to us. If you ever have questions about any of the new features we release every quarter, please reach out.
We're here to help you get the most out of our enhanced platform as we continue to build and maintain state-of-the-art property management software.
Warm regards,
The TenantCloud Team

Great product and with some minor tweaks it can be amazing
Overall, their support has been pretty good. Over the last three years, I've submitted well over 30 ideas to make my life easier that they could implement into the product, and I don't think any of them have been implemented.
Pros
Templates to create leases and notices. And the ability to schedule rent increases.
Cons
The transaction tracking. If I want to see the last time a person made a payment it's almost impossible to do sometimes. If I get a check from assistance that applies to multiple months trying to record that and track it within TenantCloud is nearly impossible I have to do that outside of tenantcloud for tracking purposes. Tenantcloud won't create a report to help me build the year-end CRP reports for the tenants even after requesting for multiple years... it's an easy report to build... I would also love the ability to automatically do rent increases on a schedule with a notice sent out prior. I would also like the program to figure out pro-rated rent automatically when starting a new tenant not on the 1st of the month. Apple iPhone/MAC users can't use safari to fill out the application or manage their account so I always have to teach them to use chrome or download the tenantcloud application on there phone.

Great support and appropriately-sized features
I've had a positive experience with TenantCloud. It's a user-friendly interface for my tenants, allowing them to access both via a web browser or a mobile app, and they offer an excellent level of support for all customers.
Pros
TenantCloud offers a great entry-level property management software for my small real estate portfolio. I appreciate that I can pay an affordable price for the features I need now with the option to add on to the software as I grow. I love that their customer support gets back to me and my tenants within 24 hours.
Cons
There isn't much that I don't like about TenantCloud. The only issue I've run into is that the number of equipment records allowed at the lower subscription levels is too low for the number of properties allowed at those same levels.

RentRediReasons for Choosing TenantCloud
My prior property management app, Tellus, had a variety of payment processing issues, including failure to remit payments on time, failure to catch payment errors, and double withdrawals without permission. These were highly concerning - both a financial and legal risk for my business. Tellus' customer support was also slow and unhelpful. TenantCloud offers much better payments functionality and performs their duties as expected. TenantCloud's customer support is great for both my tenants and me.Switched From

TenantCloud is a solid choice
I have had excellent experience with the software and the staff at TenantCloud. I think they are very innovative and taking the responsibility seriously to offer the best product in the market for me.
Pros
Software was very easy to set up. Customer Service is very responsive and I like the ability to talk to someone live when needed vs all electronic communications. My tenants also have been able to correspond directly with TenantCloud on payment issues.
Cons
I don't currently have the ability to do bank reconcilations via TenantCloud, so I still need to use a bookkeeping software package to track financial information. TenantCloud is actively working on the rollout of the bank reconcilation process which will make the package a fully integrated product for my needs.

Tenant Cloud! Great app!
Support is great. Start up is okay. How too videos are nice. It would have been nice if I could have gotten some 1v1 when i started.
Pros
Seems like the whole package. Works great.
Cons
Training could be better. Move in/ Move out checklists should have been a part of it a long time ago. Making ur own lease or importing a lease is very difficult or cumbersome.

Well Rounded PM Software at a Reasonable Price
Overall we're very pleased with TenantCloud, and would refer it to other property managers. While there are a few items I'd like to see upgraded, ultimately the value is great for the price. I tested several PM softwares before deciding on TenantCloud and have been very happy with our decision.
Pros
I like a lot about TenantCloud. To summarize, I like the ability to maintain all property management related features in one place, the ease of use and comprehensive coverage of the accounting feature, the ability for tenants to download the app and submit payments, maintenance requests, etc directly from the app, the reporting functionality is great, and the application process is streamlined and professional looking.
Cons
It is sometimes necessary to develop work arounds for simple features that are not available such as: creating an invoice for the first payment due on a renewal lease, viewing a lease that is currently out for signature, etc. It would also be nice to remove the per ACH charge given that can be problematic for some tenants. It also takes 5 - 7 days for funds to credit our account after a rent payment has been made, but it used to only take 1 - 2 days which was greatly preferred over the longer timeframe.
Reasons for Switching to TenantCloud
TenantCloud had more robust features than Avail or Rentec Direct, but didn't cost nearly as much as Buildium and AppFolio. TenantCloud gave us what felt like the best value between overall functionality and cost.- Industry: Real Estate

Excellent Property Management
This has been a lifesaver I took over property management and was able to get up to speed with everything quickly and have information available to my team.
Pros

Cons
I have not found anything I did not like, there are items I haven't taken full advantage of but nothing I do not like.

Best value for small landlords - all in one.
Pros
All in one platform - payment, messaging, maintenance requests, posting listing. Incredible value for a small landlord. Really useful for recording all messages with tenants. Like also the maintenance feature for assigning service pros

Tenant Cloud - the rental management solution
Anytime I have had an issue they have been very prompt with their assistance. Overall, I am very happy with the software. Tenants can access their account on their phone, make payments and contact me with any issues they have. All localized to one app which makes things very nice and easy to manage.
Pros
I like how easy it was to setup my rentals within the tenant cloud software. Being able to access my account from my phone from anywhere is very nice. I like how easy it is to list an apartment for rental and then get the applicants directly in tenant cloud is great. Lease management and billing is very easy with tenant cloud. I have recommended it to multiple people.
Cons
The fees associated with payments for the tenants.

Porftolio Manager
This is well worth the time to implement in your portfolio or private personal hosing units. I would 100% refer this program to others. I have used in my past experiences Yardi, onsite, and hab, and Tenant Cloud is much easier and user-friendly for the residents and vendors as well as the office personal.
Pros
This feature is great for smaller portfolios under 150 units and for private landlords. The syndication with Zillow and other listings does help some. Great software for the money and easy to use. I love that I can add photos to the work orders when completing and link the vendor and the payments directly to the property and the vendor's profile.
Cons
It does not link with all programs, it also does not have a lot of advertising so the listing leads are pointless in my region. More advertising to get residents and prospects on the site that are looking for places would be great as well as more functions and abilities to remove some of the formated work orders for the properties. Ex. elevators if you don't have them that shouldn't be an option for the resident to choose for a work order( This would be like one putting in a pest control and it not being included in lease) These happen all the time.

Great platform for property management - Easy and Efficient
TenantCloud is great to keep track of all the financial information of your company and to communicate with your property manager without having to send emails.
Pros
I like the fact that everything is kept in the same app, can be checked using our phone and all the information is available at all time.
Cons
I personally don't use the payment abilities because the communication wasn't very clear about it.
