Property management, marketing and accounting.

I've definitely gotten a scalable solution that helps property managers to maintain the properties with automated and optimized flows work.

Pros

I like social collaboration between property managers, landlords and tenants. Digital marketing functionality is very full of digital marketing. The training process is and implementation can be done in a very short time.

Cons

The downside is that it is not aimed at commercial or large properties. The software can not be installed on computers either, it can only be done through the cloud.

One Stop Shop

Excellent, the technical service team is top notch.

Pros

Easy to track rental payment, ease of owner draws. No other software we looked into featured in depth owner information. Propertyware ticks all the boxes

Cons

Wish it catered to a few more Canadian features. I also I can't post to an account without attaching to a specific portfolio.

A great software for property management

I have been using propertyware for over 3 years and I don't see myself moving on from this software. Occasionally it has its bad days with buffering and being slow, but I can always trust that the system goes back to normal. It makes managing rental properties so much easier because everything you need (leases, money tabs, report tabs, maintenance tabs) are all in one spot and easily accessible.

Pros

Propertyware is what my employer uses for all of our property rentals. It is very easy to use, find information, and a great software for property management.

Cons

I do not like how often the site buffers, stops working, and when the CRP function takes so long to get added to propertyware to generate for when we legally have to get them out.

Not the best in the market, but works for the right fit

Overall, it is efficient if you take the time to customize it and learn it. There is a pretty steep learning curve and it works best if all of your team have a good working knowledge of the way you decide to use the software. I think Real Page has the right idea now that they are migrating some management companies that don't need the level of customization that Propertyware provides to Buildium, which is alot easier to use.

Pros

The Reporting module is by far the best in the business. There is a learning curve, but the reports are so customizable that it is worth taking the time to learn ow to create meaningful reports.

Cons

The software as a whole is no as intuitive as other software. Once thing that REALLY has been an inconvenience is that they have one url for all databases, rather than unique urls for each database. It makes it difficult for people who work in more than 1 Propertyware database.

Tech support rocks!!

Using Propertyware has been a very good experience for me and my company because of it's ease of use and stellar tech support

Pros

The thing that I LOVE about Propertyware is the tech support team. They are all very patient and eager to help.

Cons

The turn around time on ACH transactions. Some take about a week to clear

For ACH turnaround, time of day and time of week factor into the clearing of the payment, as does the payer's bank policy. For example, if a payment is made after a certain time of day on a Friday, then the processing won't actually begin until Monday, as most banks don't transact over the weekend.

Propertyware review

Pros

It's a great tool to manage properties. As a cloud based software is available from anywhere.Easy to collect rent through the Tenant portal and pay owners.Good customer service .

Cons

Since the phone menu options have changed, I had difficulties reaching Propertyware customer service .

good experience with propertyware

Well thought software

Happy with the product. user friendly, easy to use.

Pros

Software works great. Tenant ledgers as well as portfolio ledgers are clear and easy to read. So many automated features to help you stay on top of day to day tasks

Cons

The accounting reports are limited, not sophisticated enough to run a budget or year over year comps.

Nightmare of a company

Pros

The ability to create our own fields which are available in reporting and views is great. Online bill pay for tenants and ability for tenants to submit their service requests on line is great. Bulk lease renewals are great, along with modifiable mail merge templates.

Cons

Everything else! The customer service is horrible. Submit a ticket, and maybe if you are lucky they will contact you weeks later. But then they will tell you that what you are asking for is an enhancement and you should submit it in their knowledge base. Generally...they consider everything an enhancement, even standard things that really ought to take a week at most to implement and test. Tiny adjustments could make huge difference for usability, but it seems like any ideas submitted to the knowledge base go into a black hole...never to be seen again. Even true bugs take over 3 months to fix...I think I am still waiting on one..it's now been 5 months.

My background is technical...database development/programmer for 18 years, so maybe my frustration with this company is more than others who are standard users. Regardless, their first line of support is a joke...telling you to reboot your machine etc. I have to go through a number of people to get someone that actually understands what I am saying...and even then...months later, my suggestions never come to fruition.

The basics of this software for daily things like keeping track of units, leases, work orders is good.

But if you want software where there is a functioning mobile App, or Texting, forget it. They are so far behind the times. Their calendar is a joke...and the sync with Google even more of a joke. Their tasks in the software aren't connected with the calendar, nor with the Work Orders. It's like all the supposed amazing functionality to manage all aspects of your business each live in their own little tunnel. Fabulous...as if tunnel vision of an employee isn't bad enough...now our software works the same way...talk about repeated data entry! Waste of time.

I have had 8 account managers in just over 2 years. None seem to care about us as a customer.

We upgraded to their new payment structure and have been waiting 7 months (not exaggerating) for this process to complete. They keep asking us for documentation that was already given. They tried to give us a new account rep for this midway....via canned emails welcoming us to our new product.

I am so tired of this company that if not for their ability to create our own fields (hence our own workflow)...I would have walked away long ago. My concern of going somewhere else is that will it be any better? And if we cannot create our own fields...how constrained we will be by true canned software.

I cannot in good conscience recommend this software. I truly wonder whether Real Page has any intention of keeping Propertyware...or whether they intend to sell it off and focus on their other product....which seems like it might be a better fit for multifamily. But, based on our experience with this company overall...I cannot imagine going through a data conversion only to stay in bed with this horrible excuse for a software as service company.

Do not Choose Propertyware

Horrible. Will not recommend.

Pros

I really like their customer support. Im consistently on the phone with them, because its such a bad software, but at least theres people to help solve issues.

Cons

Lots of things I hate about this software... Its clunky, its not intuitive at all, PW slow payments and make their money through interest. Imagine billions running through their bank accounts and they hold tenants and owners moneys for on average 7 business days per month. Tenants and Owners all hate using their portals.

During this process, a series of actions take place to ensure the funds are available, decreasing the likelihood of a reversal.

Steer Clear!

They are the most frustrating company I have ever worked with.

Pros

The product is very customizable. But that doesn't help, when you add a custom field to track lockset codes, and once a year they have a "glitch" and erase them all!

Cons

We've been using propertyware for 3 years. The base product is fine. But they glitch constantly. We wanted to switch last year, but my PM's father passed and we were stuck for another year.
Here are the main issues: 1. Our company website is constantly down. 2. Work orders "disappear," never to be relocated. 3. Applications "disappear" and you have to have the tenant reapply and eat the application fee. 4. Duplicate checks. It will pay the vender twice on occasion. 5. They indiscriminately don't pay an owner or 2 every month, so I have to go manually check after every reconciliation. 5. Customer service is in India. They have awesome techs, but the techs have no answer for any of the above issues. It's always just chalked up as a glitch.

Propertyware Review

Pros

It is customizable to an extent and allows us to have a one-stop shop for our property management division. The customer service is great, so many times they are able to troubleshoot any tech issues on the backend and/or explain how to accomplish a goal we are seeking from the product.

Cons

There are technology issues on the backend at times and we have encountered various backend issues since we started using the product. However, I do see improvements over time so this shows that the Propertyware team is actively working on solutions, which is great!

An Absolute must for property management

It is a great program, the texting is awesome. I would love an option that we can text a number and not have that number in our system... for instance.. i need to text a perspective tenant but they are not in the system.. so i have to set them up as a contact and thats a process..

Pros

Integration is a snap. The text messaging option makes communcation so much easier.

Cons

I wish that lease extensions for the future would be easier. If there was a way to draft the lease extension without changing the actual lease i could get these done much sooner but being that i have to change the actual "lease end date" in the lease and the amounts in auto pay to make it populate i cant do them early.

Propertyware has made our life so much easier

Overall we have been very pleased with the software and plan on continuing using it for years to come.

Cons

Occasionally there are issues syncing the financial information with QuickBooks but over the years we've learned to work around for most of the problems

Solid Property Management Software

Good product but improvements could be made.

Good overall but still looking for ways to improve the business. I do look for other SW options from time to time. We have been looking at Doorloop at the moment.

Good product but improvements could be made. Overall I do like this product. I have not used other PM products so I can't really say what I like best.

Cons

Customization and automation.
In 2022 I believe automation is becoming very important. There are some tedious tasks that I believe could be reduced or completely removed by adding automation. Setting up custom auto emails and alerts would be tremendously helpful to our business.
We loved the idea of the docusign integration but it had some limitations to we removed the feature. It would not allow us to add/edit certain things before sending (without going and editing the whole template. Not all leases are the same so we need a little flexibility) so I think this could be an incredible feature with some improvements.
Text message feature was a good idea but had no mass text functions at the time so we got rid of it. This would also be a good spot for auto texts.
CONDITIONAL LOGIC would also be an amazing addition.

Totally User Friendly

Excellent software/program. Excellent customer service.

Pros

The Propertyware program is very user friendly. Not just that, but the support you receive if you have any questions or concerns is top notch! I occasionally run into some sort of problem and just about every time I've ever called Support, the representative I speak with solves my problem with very little effort. Two times in the 9 years I've been using this program, I have run into a problem that could't be solved by the rep that I speak with. They try to the best of their ability, but then let me know that it needs to be escalated to someone else. Both times, I received a call the next morning with the solution! The reps are always friendly, respectful and no question is treated as "stupid"! Tney are great!

Cons

I don't use all of the features because I'm a Tenant Relations Supervisor and do not work with the maintenance or owner features. I don't feel there are any cons to the part of the program that I use.

Enjoying the system, only because the support team is on point and response time is impeccable.

Fairly new to PW, but enjoying it. Mainly the support team makes this work for me.

Pros

The support team. To have such a great support team really ensures the product you want fulfills the desires of the customer in question (SPM). All systems will have issues, but the support team you offer are the pillars allowing this product to go beyond.

Cons

Can not open multiple browsers with the system. If I open tenant-A to send a notice through mail merge, but go to tenant-B's page just for a glance, since tenant-B was the last page I looked at, that's the information that will plug in when I select mail merge on tenant-A's page.

Great software for a small business

Customer service is generally helpful.

Pros

Online tenant portal really helps corporate office as well as the tenant

Cons

They do not have a feature that clones JE that are more than one item at a time. Example is the monthly Property Tax Accruals have to be typed in every month by hand. If you use the new recurring entries function it will only do one account per entry which is bot good when you have many properties. One monthly entry for one property can be 4 recurring JE to cover that. Just not workable. To much to have to check each month to see if its in correctly.
Many of the reports you cannot pull all information into one report. You have to use several and get them into excel takes time. If the information is all in PW wish the information flowed to all reports.

Great Software for Property Management

Overall is a great software to use. We manage 500 properties and provide owner accounting through the property ware reports.

Pros

I like the concise clear view of the features of this software. Other softwares are too cluttered and excel based. This software is more modern in view and cleaner to operate.

Cons

Technicial support. Whenever I call about glitches mainly in bill pay with partial payment applications, I'm on the phone at minimum for an hour and they can never fix it right away.

Propertyware Review

I enjoy using the Propertyware system. I find it easy to use.

Pros

Propertyware system is easy to use.
Being web based, access anywhere

Cons

At first the training was difficult, we found little help in calling customer service. We had a new account Representative reach out to us, she was able to guide us to all the new training Propertyware has to offer. We are now on a better road to fully using all the tools. I know the system was build for the smaller multifamily property and has all the custom features, but this requires us to manually enter all of the information. I wish we had a training like before, come in and set up the system for us when we first started. After 7 years of using the system we are just now setting up all the Marketing settings, we have not even started using the widgets yet. To break it down, 7 years ago we didn't have the training needed to transfer to this system, now I feel we are getting the help we need.

Didn't work out like planned...

Pros

The portals (owner & tenant - and being able to login to the portals as the owner/tenant to see what they see), ePayments (the flexibility to have recurring or one-time, the tenant can process them or you can process them in the office), rent and late fees post automatically, recurring payables (you can set them up as paid so you don't have to post payments each month), cloning invoices (never seen this feature before and it is a huge time-saver), scheduled reports (you can send as Excel or PDF), the custom fields (you can pretty much add them anywhere), attaching documents (you can upload docs to just about every page).

Cons

Many of the bells and whistles they sold us on don't work for us. We never used the online application (one of the items we were most excited about) because it did not have an electronic signature so the applicant had to fax that page in. They now offer eSignatures but want an additional $1/unit which would basically double our price. The app that comes with the system is very limited and the new maintenance app is another add-on for an additional $1/unit. Maintenance time can be entered on a work order but it is invoiced one entry at a time instead of creating consolidated invoices (so we don't use it). They say the system handles fiscal months that aren't calendar based but your reporting and budgeting options are limited (the budget and any month based reports only pull calendar month data which makes them useless to us). Any reports you customize have to be customized again in order to "update" the template when they make changes to it which is hugely time consuming (the report defaults to the original report settings). Changes they made to the system affected our mail merge templates resulting in broken links and formatting issues (I have had to re-do most templates twice because of this - again a huge time suck). System glitches or issues (like a problem I have right now with a tenant ledger being out of balance) take months to be resolved once you finally get it escalated to development... and they often close the ticket even when the problem is not resolved so you have to call and spend more time trying to convince them that it is not fixed. The prospect area is incredibly "chunky" and not very helpful. I've yet to find a traffic report so we are using excel. The journal entries leave a lot to be desired- no recurring, can't code to a unit, and you have to book them from either the tenant ledger, owner ledger or bank ledger instead of one centralized place.
