Customer Service is not readily available. Your problems have to wait usually and they do not have every situation in their help files.

Pros

I enjoy that appfolio puts the applications all in one spot with the order that they came in. It is very easy to use and locate the applications.

Occasionally the applications download and the full application does show up, so you have to go to a different section and get the application info that is all in different spots.

Easy to read landlord statements, able to accept electronic payments, and vendor management as well as processing work orders.

No complaints, my landlords preferred this software over our original one.

All of my lease documents are located in one place. I also like how you have the ability to communicate with your land lord and submit maintenance requests through the app.

It will automatically set payment to whatever card you have linked to the account. Paying rent with a card comes with fees. They do have to option to link bank account but just make sure to double check which option is selected before proceeding with payment.

Daily functions as a property manager with placing work orders, entering rent checks, lease renewals and sending tenant online forms to electronically to sign. All of these tasks save time & are efficient being available as online options. This even is convenient for prospective tenants coming from out of state.

The unit transfer functions could be more seamless. When a resident is moving apartments within the property, the charges and credits/payments often have to be carefully reviewed when completing a transfer to make sure the new unit's tenant ledger is correct.

Appfolio gets the nuts and bolts of property management correct - lease management, accounting, rent tracking, tenant portal, etc. You name it, Appfolio probably does it.

Appfolio is terrible at integrating with other software, it tries to be a one stop shop and honestly fails at doing so. Also, it's reporting is not as robust as it should be for attempting to be a one stop shop.

There is absolutely no customer support beyond "watch the video" That being said, there are very good videos at the most basic level so you can get up and running quickly. But if you want to be a master its on you, crickets when you reach out to muliple customer support people.

I have experienced system glitches where certain information may be difficult to bypass through unnecessary steps. I would appreciate if certain bugs can become fixed where the system doesn't repeatedly ask for information.

🤬Signed up for AppFolio in December, 2019 was pushed to sign off on the setup by the end of December before it was ready. After 6 months of trial and error I was able to get the system functional enough to work. Unfortunately this lack of support and customer care has not changed. For example, a owner credit was incorrectly applied to a suppressed charge. This caused an accounting error. This error was found on [sensitive content hidden]. After 9 days I asked that the support rep transfer my request to someone else as it still had not been fixed and the support person was providing multiple accounting adjustments based on the canned help file. One of the 4 possible accounting entries should fix the problem. The next person called me disrespectful, rude, and lacking in professionalism. They did provide the same canned help suggestion with 4 options, one of which would possibly fix the problem. The pain of AppFolio has been far worse than any benefit the software provides.
