I love that I can write my own reports, customize most everything in the system with User Defined Fields, change settings to work for our business, integrate with other software.

Cons

It can be overwhelming when first onboarding as there are so many settings and options so you need to make sure you understand the settings before implementation.

The LCS organization is so different from others - they're easily accessible and take the time to learn your business without pressuring you into anything that isn't a good fit.

The customer support and customization of the software.

Really love the Rent Manager product. Only concern is that there is a large push to move exclusively to using Rent Manager Express.

I like the ease of tenants being able to make their rent payments online and how the system ties it to their account automatically.

Easy to learn for new people coming on board. Customer support is quick, efficient and professional. Always available when needed. Rentmanager training is outstanding. Constantly improving and adding support services that can mprove your service to tenants

There are two different versions- desktop and Express. I have staff that use one and not the other. Requires me to be versed on both. There is some difference in them- but both are very intuitive and usable.

The API with AvidXchange that allows us to sync vendors, GL accounts and invoices/payments for approvals and processing.

Cons

The reports are difficult to customize within Rent Manager and the ability to export is also limited. When exporting to excel, it merges columns in an attempt to maintain the aesthetic which results in data that can't easily be sorted.

It is very user friendly and the support team goes above and beyond to help with any technical issues. Also when I call in the usually help me learn an easier way to do or find things.

There are so many options in rent manager to customize the program that it can be overwhelming

Their customer service is like an 11 out of 10! 6 star rating, because 5 stars isn't enough. At first (a few years ago) I was so surprised at how great the service and people are (professional, knowledgeable, etc.). I am no longer surprised, as they have set and maintained the bar for over 4 years now with us, and are absolutely fantastic! Think Chick-fil-a of rental software!

Automating mortgage / debt service could be easier and more automated with an amortization schedule.

I like the automation options and the reporting capabilities are as robust as any management program, including Yardi

Rent Manager does a poor job of advertising its features. I am always looking for opportunities to automate and simplify operations. I ask what else can be done, and the only answer I get from anyone is, "What problem are you trying to solve?" That is backward to me. What can the program do?
More can be done for the commercial side.

Lower cost and not charged for every additional feature like Yardi, which charges extra for budgeting, CAM Rec's, maintenance, and more

The simple ease, the flow of entering items. I know a property manager had a hand in putting this terrific software together. It 100% relates to our work. Unlike other property management software, it is a breeze to put your work together on RentManager and correct it afterwards without it being a hassle for everyone.

Great job RentManager! I don't see why other property managers use anything else in their company.

Nothing. When it comes to help, RentManager's staff are helpful ALL of the time. Professional and knowledgeable.

The initial setup was easy, daily use is simple, and it combines the things we need most: property management, lease administration, and property accounting. Customer service is excellent!

It is not simple to customize certain reports. The CAM module is not what I would have hoped.

RentManager handles commercial and residential property management swiftly and consistently. The ability to customize the software (in-house rather than paying to have it done) is a great feature that makes the software usable for all staff.

Cons

The 'letters', which are custom forms, letters, templates, etc, are not as easy as they should be to create. All fields should be available to populate on any form that you are creating. Additionally, it would be wonderful if reports and letters were able to be duplicated and then edited for a specific purpose by the user. The online templates library is good, but I would like the ability to repurpose the provided tabs, forms and reports but customize them to fit the needs of my company.

I find Rent Manager easy to learn and navigate. I didn't have official training but learned quickly how to do the basics. I've been using Rent Manager for 8 years and still discover easy ways to do things, better ways and new things!

The company is continually improving the software to accomplish anything and everything property management needs for residential and commercial properties. Electronic rent payments in and electronic bill payments out.

It is the most customizable solution!!!!

Pros

RM is incredibly complex, which means that there's always going to be some new functionality that you can discover, and some new tool that you can use. The option for addons is also incredibly useful and makes RM practically limitless in scope when it comes to property management software.
Also, RM's customer service is absolutely wonderful, and very knowledgeable. I often spend just a few seconds on hold for an answer, and at most a few minutes, depending on the time of day.

Cons

Though the user interface is a bit intimidating, it's all there for a reason. You learn to get used to it and you begin to understand why everything is set up as it is.
